BMTech is a passive fire consultancy with expertise built on extensive experience in the certification, specification, and installation of fire-rated systems. Our team combines practical industry knowledge with strong engineering knowledge in fire engineering, materials, and construction project management.
BMTech is also a Type A, IANZ-accredited passive fire inspection. We operate with a clearly defined scope which outlines the fire-rated systems we are accredited to certify and inspect, along with the relevant standards that guide our inspection processes.
One such fire-rated system is a fire doorset, which the team is specifically interested in working with, given the complex situation surrounding it.
There are currently several challenges with fire-rated doorsets. Over the past year, we have seen some progress, but the industry is still far from resolving these issues.
Through discussions and interactions with various parties during MBIE workshops, conferences, laboratory work, and private meetings, we have realised that there is a wide range of interpretations of the requirements to fire-rated doors.
This may stem from:
Recently at BMTech, we have been considering ways to help address this. While revisions to standards and additional regulations will certainly play a role, they alone cannot resolve the root cause.
That said, we believe communication is one of the key contributors to this complex issue. When manufacturers receive isolated comments from regulators and pass them on individually, important details can be lost in translation. As a result, everything must be double- and triple-checked. This adds time and cost and ultimately leads to less predictable quality.
Initiative Objectives
We see this as a live, ongoing platform for discussion, where stakeholders can share their knowledge and concerns through various formats and openly discuss outcomes — whether they agree or disagree.
At this stage, we would greatly appreciate the opportunity to exchange views. We are attaching a simple form for you to provide your comments. Please feel free to complete only the sections that interest you. This will serve as a starting point. You are welcome to include any information, questions, references, or examples — your input would be highly appreciated.
We have shared this invitation with several parties, including MBIE, BCAs, FENZ, engineers, manufacturers, installers, and inspectors, to ensure a range of perspectives. We will also contribute our own insights and be pleased to share the overall outcome.
Please do not hesitate to contact us if you require any clarification or would like to discuss this matter in more detail. We would sincerely value your input, regardless of its extent — every comment is meaningful and appreciated.
Whether you are an IQP, facility or property manager, passive fire consultant, installer, underwriter, or project manager, we invite you to share your perspective on fire-rated doors.
Below, you will find space to contribute your thoughts, processes, concerns, challenges, or any insights you believe are relevant to the industry.
If you have encountered fire door practices that you consider effective or problematic, or processes you believe are valuable or misleading, we would be very interested in learning from your experience. We look forward to hearing from you.
